    More than $8 billion is being poured into downtown Indianapolis right now. It's the largest building boom in the city's history, and the Indy your grandma knew is about to look very different.

    Tyler Lingle starts with why Indianapolis is growing so fast, and why now. Eli Lilly anchors a strong local economy. Bank of America ranked Indianapolis the fastest growing metro in the nation in 2023. And the city is known for low red tape, so developers can actually get projects built here.

    Then he walks through six projects changing the skyline: luxury hotels, new music venues, and a state-of-the-art Indiana Fever Performance Center.

    The takeaway is simple. Investors should buy in the path of growth, like Fountain Square and the near west side, before prices move. And if you want a $200K starter home or a $400K move-up home, Tyler thinks that window closes in the next 2 to 3 years.

    Paul Thrift bought his first house the summer after high school. Today Thompson Thrift has built $7 billion of real estate across more than 20 states.

    He and his partner John met in high school and bought a repossessed home together right after graduation. Forty years later Thompson Thrift is a national multifamily developer with about 200 people in the Indianapolis office alone.

    He opens up the machine behind it: roughly 1,100 accredited investors, 800 million to a billion dollars of development a year, and a five-year life cycle on every deal.

    Less than 10% of the business is even in Indiana, and he explains why the state keeps producing developers who punch above their weight. He is also honest about the one venture that lost so much money it nearly ended everything.
