What makes a home more than just a piece of real estate? Sometimes, it's the architecture, the history, and the people committed to preserving both.

In this episode of Pocket Hours, host Jennifer Nelson explores a remarkable mid-century modern home in Normandy Park, Washington. It was designed by Benjamin McAdoo, the first Black architect to establish a practice in Washington State.

From its sweeping Mount Rainier views to its thoughtful original details, this 1958 home offers a fascinating look at Seattle-area architectural history, historic home preservation, and the value of distinctive real estate.

Jennifer is joined by fellow Scout Real Estate broker Lalo Creme, architect Sheri Olson, and homeowner Lisa Modisette to share the story behind this historically significant property. They discuss McAdoo's groundbreaking career, his contributions to Pacific Northwest architecture, and the careful renovations that have preserved the home's original character.

Lisa and Sheri reveal the challenges of sourcing period-appropriate materials, updating the kitchen and basement, and maintaining the architectural integrity of a home where every detail matters.

Jennifer and her guests talk about how preserving mid-century modern homes requires more than a stylish renovation. They also explore McAdoo's legacy, the role of architectural preservation organizations, and why understanding a property's history can help real estate professionals recognize and communicate its unique value.

A new real estate listing option has landed in Washington, and it could change how brokers, buyers, and sellers think about days on market, pricing strategy, and pre-market exposure.

In this episode of Pocket Hours, Jennifer Nelson takes a first look at First Look, the new MLS status that allows sellers to market a property for up to 21 days before it begins accumulating days active — all while allowing showings, open houses, and even offers.

Jennifer explains how First Look works, why it was created, and where the potential benefits and complications may be hiding. She shares her own experience using First Look and brings in perspectives from high-producing real estate brokers who see everything from a useful pricing and marketing tool to a potential source of buyer confusion and transparency concerns.

The big takeaway? First Look is still very much an experiment. Jennifer examines what agents should be watching, including property history, price changes, days on market, buyer access, seller strategy, and the responsibility brokers have to make sure their clients understand what they're seeing.

With plenty still to learn, Pocket Hours will revisit the same questions, and some of the same brokers in March 2027 for a second look at First Look.

Real estate is a relationship business, and your reputation as a real estate agent can matter just as much as your negotiating skills.

In this episode of Pocket Hours, host Jennifer Nelson and a panel of Scout Real Estate brokers tackle the professional etiquette, communication habits, listing practices, and real estate ethics that can make—or break—a transaction. From unanswered phone calls and multiple-offer mayhem to mysterious lockbox locations and not-quite-ready listings, the message is refreshingly simple: don't be a dick.

Jennifer is joined by Annelize Naude, Lalo Creme, Sarah Lewis, Tyler Webster, Jordan Knoll, and Garrett Thomsen for a candid—and frequently hilarious—conversation about the behaviors that drive real estate professionals crazy.

The panel shares stories about agents going radio silent after offers are submitted, bad showing etiquette, poaching potential clients at someone else's open house, incomplete listing documents, poorly prepared homes, questionable lead-generation tactics, and even outright unethical behavior. Along the way, they turn every cringe-worthy example into practical advice for providing better service to buyers, sellers, and fellow brokers.

The biggest takeaway? Professionalism isn't complicated. Doing good work, treating people well, and maintaining strong ethics doesn't just protect your clients—it helps raise the standard and reputation of the entire real estate industry.

Electrical panels, outdated wiring, permits, inspections, and costly repairs can quickly complicate a real estate transaction. Kevin Reeves of Hanco Electric joins Jennifer Nelson for this episode of Pocket Hours. Kevin is Jennifer's own trusted electrician for both personal projects and real estate clients.

Together, they're talking all about what real estate agents, homebuyers, and homeowners should know about residential electrical systems, including common warning signs, electrical safety concerns, and how to find a qualified electrician before a small problem becomes an expensive — or dangerous — one.

Jennifer and Kevin cover how to recognize red flags when comparing electrical bids, why an unusually cheap or vague estimate deserves a closer look, and why a contractor's willingness to pull permits matters.

Bottom line: agents should understand enough about electrical systems to ask informed questions and better protect their clients.

Real estate brokers are often guiding clients through major financial decisions, multiple-offer situations, first-time home buying fears, seller overwhelm, and the very real stress that comes with today's housing market.

In this episode of Pocket Hours, Jennifer welcomes licensed mental health counselor Cate Ryan for a thoughtful and funny case-study-style conversation about the situations brokers face every day. Cate's background in counseling, nursing, massage therapy, and substance use treatment frame their discussion on why clients panic, blame, disappear, overthink, or struggle to make decisions.

Jennifer and Cate explore scenarios including the overbearing parent on a buyer call, the client who wants out after winning a negotiation, the exhausted seller tempted to take a low neighbor offer, and buyers who go quiet when the process becomes too much.

This episode offers practical tools for real estate professionals who want to build trust, regulate their own emotions, and serve clients with more confidence.

Real estate can be a lonely business, especially for newer agents trying to build confidence, find clients, and figure out how to write contracts without panic-Googling every other word.

Scout Brokers Lalo Creme and Tyler Webster join this episode of Pocket Hours with Jennifer Nelson for a conversation about one of the biggest questions in real estate careers: should agents join a real estate team, go solo, or look for a brokerage that offers support without taking half their commission?

It is a candid look at real estate teams, brokerage culture, agent training, commission splits, lead generation, and what it really takes to build a sustainable real estate business. The big takeaway? Teams are not automatically bad, but agents need to walk in with their eyes wide open.

In this episode of the Pocket Hours, host Jennifer Nelson chats with Seattle real estate agent Rebecca Ross. Together, they explore how open houses, often overlooked, can become a powerful driver of business growth. Rebecca shares that nearly 50% of her transactions come from open houses!

Rather than "checking the box," Rebecca treats each open house like an opportunity to connect, emphasizing a relaxed, non-pushy experience that builds trust. She also highlights the importance of networking with listing agents, hosting neighborhood preview events, and creating repeat visibility in specific markets to strengthen brand recognition and attract qualified buyers.

Ultimately, success comes down to consistency, authenticity, and making open houses both strategic and enjoyable, turning casual visitors into long-term clients.
