Buying or Selling A Home In A Down Market Using A Team Advantage

Mortgage rates crack 7.5% and suddenly the market feels like it’s holding its breath. But life doesn’t stop, and neither does real estate in Delaware County, PA and beyond into the Greater Philadelphia area. That's why Good Neighbor Podcast Host Bob Blaisse sat down with Keith Lombardi, the Delaware County Real Estate Agent with REMAX Main Line and the Tom Toole Sales Group, Pennsylvania's #1 RE/MAX Team since 2018.

In this episode of the Good Neighbor Podcast, Bob and Keith talk about what’s actually happening on the ground and how buyers and sellers can move with confidence even when headlines say, “down market.” Keith breaks down why he’s been more "listing-heavy" lately, what he’s seeing from buyers who have just lately pulled back a bit, and how they can gain from some hidden leverage when competition drops. Keith also gets specific with negotiation strategies, including inspections, seller concessions, and how credits can sometimes be used to help buy down an interest rate.

If you’re trying to time a home purchase, wondering whether to wait, or searching for practical home buying tips with high interest rates, this conversation will give you a clear framework to think through your next step. Listen to gain professional insights into the value of working with a real estate team versus a solo agent, especially once a property is under contract and the behind-the-scenes deadlines start piling up. You'll hear Keith share how his being licensed to represent buyers or sellers in Pennsylvania, Delaware, and New Jersey helps him stay far more informed about the latest changes to real estate law and good practices across the Philadelphia metro region and suburban markets to always be solving for a more rapid and smooth real estate transaction.

  • Good Neighbors: Come Out To Honor Vietnam Veterans

Good Neighbors: Come Out To Honor Vietnam Veterans

A lot of people say, “Thank you for your service,” and mean it. But this episode of the Good Neighbor Podcast talks about what it looks like when a whole community turns gratitude into meaningful action. Listen as host Bob Blaisse interviews Andrew Schiavello, President of Honor Flight Philadelphia, a veterans' non-profit dedicated to giving military service veterans an all-expenses-paid trip to Washington, D.C., to visit the memorials built to honor their military service to our nation.

You'll listen to Andrew share how Honor Flight began in service to World War II veterans who often didn’t get the homecoming we imagine, and how the mission evolved as WWII veterans became harder to reach, to focus on Korean War and Vietnam War veterans. The mission becomes clear when Andrew explains how the Vietnam Veterans Memorial is always an emotional stop for many Vietnam War veterans when they see the thousands of names of every fallen veteran etched in the stone panels in that memorial, and why that moment can often bring long-lost closure that family members and friends may never have seen.

You’ll also hear about the logistics of an all-expenses-paid Honor Flight day trip, including meals and a personal “guardian” who accompanies each traveling veteran. Guardians provide assistance with mobility, medications and other simple needs while ensuring that every veteran is treated with the dignity and respect they deserve.

The day begins in Washington, D.C., with a visit to the Tomb of the Unknown Soldier, followed by stops at several military service and war memorials throughout the nation’s capital. After enjoying lunch, the veterans begin their journey back to Pennsylvania—but the day is far from over.

One of the most meaningful traditions is “mail call,” when veterans receive and read personal thank-you letters written especially for them. The journey home is equally memorable, often featuring a large motorcycle escort and flags waving from overpasses along the route.

Then comes the emotional homecoming. Upon returning to Pennsylvania, each veteran receives a hero’s welcome, complete with a red-carpet walk as hundreds of family members, friends and supporters cheer them on. The celebration continues with a USO-style “Welcome Home” banquet reception, held in their honor—a fitting finale to a day dedicated to recognizing and thanking those who served our country.

If you live within a reasonable drive to West Chester, PA, consider reporting for duty with the families and hundreds of people of all ages who will gather in the parking lot of St. Simon and Jude Catholic Church, on Sat., Sept. 19, 2026 at 4:30 pm, with anticipation of surprising a hundred Vietnam Veterans with their clapping and loud Welcome Home cheers in gratitude for the youthful military service these aging heroes gave and now, on behalf of a greatful nation, will be honored for their service thanks to you and the mission and volunteers of Honor Flight Philadelphia.

  • Trophies, Awards And More. All Possible With Right Touch Engraving

Trophies, Awards And More. All Possible With Right Touch Engraving

People think engraving means a name on a trophy, award plaque or a short message on jewelry. Then you meet Jackie Tate from Right Touch Engravers in Chadd’s Ford, Pennsylvania and the whole category opens up. Listen to this episode of the Good Neighbor Podcast when Bob Blaisse sits down with Jackie to talk about what personalized engraving looks like now. You'll hear why it still matters, and how a truly local engraver helps you turn a gift or award into something people keep with fond memories for years.

Listen as Jackie shares the story of starting small, bouncing through temporary setups, and then facing the hard stop of the Covid-19 pandemic when sports trophies disappeared. Instead of freezing, she pivoted her Right Touch Engravers business from “trophies and awards” into full-service engraving and gifting, meeting customers where their searches were going: “engravers near me.” You hear Jackie share the kinds of projects that now walk through her door and contact her by phone for online sales, including weddings, graduation celebrations, corporate gifting and custom branding on items you actually use.

When Bob asks Jackie about specific engraving techniques, you'll learn a bit about laser engraving, classic diamond drag engraving on silver and a standout process that goes beyond surface marks: sand carving for a deep etch, then paint fill so designs pop on glass and liquor bottles.

If you have a family heirloom, a charcuterie board, a set of champagne flutes or even tools you want labeled so they come back to you, this conversation is packed with practical ideas and real-world expectations about engraving.

The Real Work Of A General Contractor

A great remodel is not magic, it is management, craft, and trust working together, and it's the subject of this episode of the Good Neighbor Podcast when host Bob Blaisse sits down with Eric Schreiber, founder of Schreiber Construction LLC, to unpack what homeowners rarely see: the planning and coordination that turns a demolition into a clean, finished kitchen, bathroom, basement, or new home construction or an addition into new living space.

Listen as Eric shares how graduating from Williamson College of the Trades shaped his standards and work ethic, and why disciplined training still matters when you are matching finishes in older homes or trying to keep a multi-trade job on track. Eric shares what it means to operate as a true general contractor in Delaware County, Pennsylvania and beyond, including how a general contractor builds relationships with master electricians, master plumbers, HVAC techs and other specialty contractors so the right pros show up at the right time.

In this episode, you'll also hear Bob ask Eric the timeless homeowner concerns about permitting and zoning, insurance, background checks, scheduling dependencies and the real reasons construction projects often run behind. Whether you're planning a home remodeling project in Delco, researching kitchen remodel and bathroom renovation options, or considering a home addition for multigenerational living, this conversation will help you ask smarter questions before you hire a general contractor like Eric Schreiber of Schreiber Construction, LLC.

    Jul 1 2026

Your Tenant Moved Out, And Left A Mess - Now What?

When tenants hand back the keys, and suddenly the landlord is staring at the real problem: the unit is not ready, the next renter is waiting and there's no time to chase down cleaners who may or may not show up. Who do you call? On this episode of the Good Neighbor Podcast, you'll learn exactly who to call, when host Bob Blaisse sits down with Delaware County local Mike Mullen, founder of CP Transit Facility Services, LLC, to talk about what actually makes rental property turnover cleaning so hard and risky for landlords and how to make the turnover more predictable again. If you manage rentals, own a few properties you rent out, run an apartment community or oversee a small commercial space, this conversation is built around the practical stuff you care about: speed, trust and results.

You hear Mike explain why CP Transit Facility Services, LLC is different from a typical cleaning company. His business runs an agency model that handles the behind-the-scenes work that so often creates headaches during rental property turnovers: vetting contractors, scheduling, logistics and insurance compliance. Listen as Bob digs into what happens when a place is left far from being emptied and swept clean, as most rental agreements require from exiting tenants. You'll learn how Mike's team approaches “out-of-control” situations and why having Mike as the one accountable point-of-contact can be the difference between a smooth move-in or another week of vacancy and lost rental property income.

Get the specifics about the convenience of residential and commercial rental property turnover cleaning in Delaware County, PA and the surrounding Philadelphia Metro region. You'll come away with a clear picture of just how “reliable help” should look, like CP Transit Facility Services, LLC.

You know that feeling when you search “coffee shops near me,” and find yourself walking into the closest place, and immediately realize it’s not the kind of coffee you wanted to buy? To solve that problem, Good Neighbor Podcast host Bob Blaisse sat down with Anthony Tilotta, the founder of Cortado Coffee, the global coffee cafe app he created to help coffee lovers discover specialty coffee shops around the world to feel connected with the kind of coffee they love and like-minded coffee lovers.

In this episode, you'll hear how the free app version of the Cortado Coffee App uses geolocation to surface hidden gem cafes and smaller roasters, often harder to find using generic map searches. Anthony shares his personal frustration that sparked his decision to use his software development background to serve the coffee culture, which is much bigger than just a coffee transaction. The conversation goes beyond “finding a coffee shop or cafe” and into awareness and benefits shared by communities of coffee lovers, happy to share what they're drinking.
