Dubai posted AED 28.7 billion in property sales across 11,063 transactions in September 2026—the second-highest nine-month total on record. Mortgage volumes climbed 14% year on year to AED 150.6 billion for the first nine months. The headline numbers are striking, but they raise more questions than they answer.

Dig beneath the volume data and a different dynamic emerges. Of 717 off-plan projects launched since July 2023, only 44 reduced prices by at least 5%, and just 28 were selling below their original launch price. That's 4% of the market. In this episode we examine what that pricing rigidity actually signals—and whether it reflects genuine demand absorption or developer reluctance to reveal stress.

For international allocators, the gap between transaction velocity and price flexibility is the critical variable. Volume records and stable list prices can coexist with softening real demand, and distinguishing between the two requires reading both datasets together.
