In this episode of Prosper Without Permission, the host explores insights from Steve Seibold's 177 Mental Toughness Secrets of the World Class, examining how world-class performers access creativity and peak performance.

Drawing from neuroscience, psychology, and spirituality, the host explains how gratitude, relaxation, and surrendering attachment to outcomes unlock flow states. Practical tools like gratitude journaling and Martin Seligman's "three good things" exercise are discussed, alongside the concept of internal locus of control.

Through personal anecdotes about real estate investing and negotiation, the host illustrates how reducing internal friction — rather than forcing results — leads to breakthrough thinking and higher performance.

In this solo episode of the Everything About Wealth Podcast, host Denny Troncoso breaks down a real estate investment deal involving buying a $30,000 lot and building a four-bedroom rental property. He analyzes rental income, expenses, and cash-on-cash returns across different financing options, highlighting risks, the importance of cash reserves, and builder quality. Denny offers practical advice for new investors, emphasizing steady cash flow, appreciation, and tax benefits. He concludes that while the deal isn't a home run, it's a solid, stable investment for those with cash or experience seeking long-term wealth-building through real estate.
